Details of Rental contracts offered to owners

I have been renting properties in the Javea and Moraira areas for nearly 6 years. We only take on villas and apartments which we think are to a high standard and are equipped very well.

This means we can optimise your rental rates, making your property work for you. There may seem an awful lot of expense in some cases, in the beginning, but once set up, you can watch the income flow in.

We have our own web page, www.javeabayvillas.com, which our own marketing team is marketing professionally, we also use some of the major holiday websites, making sure your property is seen across the globe.

We operate with our clients very closely, discussing every way to increase rental rates, and feed back from the holidaymakers.

Once an appointment has been made and a visit carried out, we can then discuss what rates we feel your property can achieve. There are no secrets to what we earn. We work on a 70%/30% split, with of course you the owner receiving the 70%.

Example August 3 bedroom villa £1000 per week

For every week booked the owner receives £700

We receive £300

There are no hidden costs involved with this, unlike some agencies that charge for every time the phone rings. For our 30% we include the following:

Laundry, cleaning, meet and greet in some cases, light maintenance to the property, all advertising and we are on call 24 hours a day 7 days a week.

We are regularly called out for boilers, TVs and blocked toilets, this is all taken care of, at no extra charge to you.

Payments are made to you on the 1st of every month, sent here from Spain to your UK address, in Pounds sterling unless otherwise agreed.

What you the homeowner is responsible for are pool and garden maintenance where necessary, something we are happy to quote rates on. You are also responsible for adequately equipping the property:

  • Kitchen utensils, serving bowls and spoons
  • Microwave
  • Toaster
  • Kettle
  • Iron and Ironing Board
  • Mop and bucket
  • Washing machine
  • Dishwasher
  • Seating for the amount of people the house sleeps inside and out
  • Sun beds for amount of people house sleeps
  • Fans or air-conditioning
  • Central heating or heaters if advertising for long term through the winter
  • TV
  • Stereo
  • Video or DVD player
  • Linens - 2 sets for each bed
  • Towels – 2 for each bed
  • Barbeque either freestanding or built-in

All these will guarantee we can market your property at the highest rates.

We have a terms and conditions page on our website that we ask all clients to read before they make a booking, we also take damage deposits on every booking, which are refunded once the villa has been cleaned and inspected and everything is fine.
